Become an Owner
A share of the property, not just the business
The Opportunity
More Than a Business — It's a Property Investment
Balnarring Driving Range is a new business on a well established 50 acres of prime rural land. We're not just offering a share of a business. We're offering a share of the property which will contain the business — and the additional security and peace of mind that it provides.
We have established a company which will purchase the property, pay the required Duty and fees and be left with around $1.0 million to develop the 16-bay driving range and associated service facilities to a high standard.

100 Units at $60,000 Each
This is a deliberately limited opportunity. The company is structured with 100 investor units at $60,000 each, ensuring a small, aligned group of co-owners with meaningful stakes in the property and the business. The current owner is retaining ten units (10%), with the remaining ninety available.

How It Works
The Sharemarket as a Model
Think of the investment working like the share market. A dividend will be paid to shareholders each year from profits made — there are six income streams. The underlying value of the assets will rise or fall in line with the market (in this case the real estate market), traditionally seeing your investment grow over time.
Each place represents a 10% stake in the company. You can sell your place as you choose.
The business will operate under management (as decided by shareholders) and perform with virtually no competition on the Peninsula. Given local population numbers, statistically around 8,000 golfers will find themselves within a 25-minute drive of the facility.
Six Income Streams
Range Fees
Revenue from casual visitors and monthly members using the 16 covered hitting bays.
Hospitality
The licensed café and bar serving food, coffee, wines, and craft beers to range users and the broader community.
Events & Functions
Private hire of the clubhouse and viewing deck for corporate events, social functions, and community gatherings.
Merchandise
Sale of golf accessories, branded apparel, and equipment through the pro shop.
Rental Income
The on-site 4-bedroom home available for short-term or long-term rental, generating year-round returns.
Hay Sales
Revenue from hay production across the property’s established pastoral land.
